Site

The landscape design for 81 Williams Street Housing incorporates a wide array of trees, shrubs, and groundcover, ranging from colorful ‘October Glory’ red maples and Autumn Brilliance serviceberries to Ivory Halo dogwoods and a subtle mixture of daylilies. Nestled within wooden stockade fencing, the landscape utilizes over 40 new plant species chosen both for their seasonal qualities and native character. All of the plant materials are handsomely interspersed into the site and are planned to provide a beautiful setting for years to come.

Garage

Undercover parking garage constructed of steel and concrete and consisting of 23 spaces. The Ceiling is insulated with R 38 batten fiberglass insulation with surface mounted light fixtures on a 2 hour fire rated sheet rock suspended ceiling.

Framing

Exterior walls consist of 2x4 wood studs filled with R19 Batten fiberglass insulation with ½” OSB sheathing all wrapped with Kan-Kay building wrap. Party walls are the walls dividing the individual units. The party walls are constructed of two walls built side by side with a one inch gap between them. Each wall is constructed of 2x6 with R 19 batten insulation and 5/8’’ fire rated sheet rock. There is additional layer of ½” plywood sheathing on the back side of one of the party walls for additional acoustical rating and shear sheer strength.

Ceiling and Flooring assembly is constructed of 12” TGI flooring joist spaced 2’-0” on center with 1-1/8” Advantech for sheathing for a sound floor. Ceiling is resilient channel spaced 16” on center with 5/8” fire rated sheet rock. The joist cavities are filled with batten insulation to reduce acoustical transmitting between floors.

Wood Finishes

Baseboard to be 5 1/4” Colonial mdf pre primed.
Door and window casing material to be 3-1/2” Colonial mdf pre primed casing.
Corridor ceilings will include decorative crown molding.

Insulation & Acoustical

R38 rigid insulation at flat roofs, bat insulation at pitched roofs.
R19 bat insulation in exterior walls.
R38 Bat insulation at garage ceiling / 1st floor assembly.
Low density spray foam at garage and wood areas.
3” insulation in corridor, party and bathroom wall cavities.
Acoustical caulking of all party and corridor walls.
Exterior air infiltration sealing at all exterior penetrations and bottom plate of walls.

EPDM ballasted roof system with rigid insulation for flat roof.
30 year, IKO architectural shingles for pitched roofs.

Exterior Veneer

Building paper specified as “Surewrap” or equal. Installation to provide overlap for drainage down wall. Painted, Kleer Manufacture exterior trim, including exterior crown is provided for the west façade and for trim at all fascia and eaves. Prestained Cedar shakes on gables and above brick along the 4th floor. Composite Wood rails for exterior decks and 1st floor entrance steps. A Vermont water struct brick has been chosen for the veneer.

Doors & Windows

Interior doors are wood split jambs with wood casing – all units will have metal jambs with wood casing. Hollow metal frames at all service & common area doors. Hardware specified as Schlage “F” Series.
Passage and privacy sets for all unit interior doors. Passage, deadbolt, peeps, spring hinges and sound gaskets for all unit entry doors. An aluminum store front is provided for the 1st floor entry and “connector” windows.
Windows are PVC double hung Bonneville Gold with a 5 Start energy rating.

Specialties

Shelving: One (1), 16” deep, plastic coated wire shelving with integral closet rod in all closets.
Fire extinguishers: One (1), recessed cabinet with 10 lb extinguisher near elevator one each floor. One (1), 5 lb extinguisher, hook mounted for each residential unit.
Mail center: Twenty five (25), single mail boxes, two (2) parcels boxed, one (1) plastic laminate counter top for mail sorting.
Bathroom accessories (toilet dispenser, towel racks, coat hooks, shower curtain rod, and bathroom mirrors. Additional storage unit provided in the basement of the Historic Howe House for each unit.

Additional specifications

Water closets - Floor mounted, elongated of Kohler or equal quality. Toilets shall be rated 1.6 gallons per flush.

Lavatories – One piece “cultured marble for all residential bathrooms. Wall mounted porcelain in common area bathrooms. All exposed plumbing to be fitted with insulation kits per code. Faucets to be of Kohler or equal quality. Tub / Shower - Fiber glass

Kitchen sink - 18 gauge Double bowls, 6 inch deep minimum type 304 S.S. with faucet and spray of Kohler or equal quality. Provide connections for dishwasher and refrigerator.
